Temporary works design was required for mass concrete retaining walls and deep excavations. 1st and 2nd fix Mechanical and Electrical works were carried out by registered subcontractors (RECI & RGI). The project included solar installations to some roof areas.<\/p>\r\n Due to the live nature of the site, steps were taken to mitigate dust and noise in accordance with the Environmental Plan devised for the site. Damping techniques were used to minimise dust impact and working time restrictions were implemented to reduce noise impact on residents e.g. trench rock excavations were required to be carried out at certain times. <\/p>\r\n Employee parking was situated in a designated area as per the Traffic Management Plan. This was updated as required when moving from unit to unit. As no compound was available, this resulted in Just-in-Time deliveries. Live work boundaries were protected by heras fencing and monitored by site staff. A waste management plan was implemented to allow for licenses waste removal contractors to remove ruble and waste to licensed facilities.<\/p>\r\n Even though the Building Control (Amendment) Regulations 2014 did not apply to this project, works were completed in line with standard guidelines. Inspections with architects, engineers and mechanical and electrical consultants were carried out before works such as walls and ceilings were closed up. The scope of works also included a site wide clean-up including undeveloped areas. The residential units consisted of two and three bedroom apartments and also a standalone three bedroom townhouse.<\/p>\r\n The Lismore Development was constructed on the site of a former Young’s Public House ‘The Plough’ and comprises of ground floor A3\/A4 uses including a new Young’s Pub and a retail unit over basement storage.<\/p>\r\n Prior to the Young’s Public House, a decommissioned underground bunker existed on the site and as such significant excavation and piling works were carried out prior to construction of the main building. Located on a busy street corner in Clapham Junction, the main structure consisted of a 200sqm basement under a four storey RC frame with a mixture of cavity brick\/block external walls and rendered blockwork. The ground floor footprint filled the entire 900sqm site and at first floor level a central courtyard was constructed with the upper floor apartments surrounding it. The acoustic separation between the ground floor retail units and the apartments was an area with which close detail was adhered to resulting in an excellent acoustic barrier between the two zones.<\/p>\r\n The site was bounded on two sides with both local businesses and residents and an exceptional relationship was maintained with all stakeholders throughout the project. Located on a busy street corner in Clapham Junction, the main structure consisted of a 200sqm basement under a four storey RC frame with a mixture of cavity brick\/block external walls and rendered blockwork. The ground floor footprint filled the entire 900sqm site and at first floor level a central courtyard was constructed with the upper floor apartments surrounding it. The acoustic separation between the ground floor retail units and the apartments was an area with which close detail was adhered to resulting in an excellent acoustic barrier between the two zones.<\/p>\r\n The site was bounded on two sides with both local businesses and residents and an exceptional relationship was maintained with all stakeholders throughout the project. The residential units consisted of two and three bedroom apartments and also a standalone three bedroom townhouse.<\/p>\r\n The Lismore Development was constructed on the site of a former Young’s Public House ‘The Plough’ and comprises of ground floor A3\/A4 uses including a new Young’s Pub and a retail unit over basement storage.<\/p>\r\n Prior to the Young’s Public House, a decommissioned underground bunker existed on the site and as such significant excavation and piling works were carried out prior to construction of the main building. Located on a busy street corner in Clapham Junction, the main structure consisted of a 200sqm basement under a four storey RC frame with a mixture of cavity brick\/block external walls and rendered blockwork. The ground floor footprint filled the entire 900sqm site and at first floor level a central courtyard was constructed with the upper floor apartments surrounding it. The acoustic separation between the ground floor retail units and the apartments was an area with which close detail was adhered to resulting in an excellent acoustic barrier between the two zones.<\/p>\r\n The site was bounded on two sides with both local businesses and residents and an exceptional relationship was maintained with all stakeholders throughout the project. Full height partitions were erected at night time where the shop fronts were removed and used for full height advertising.<\/p>\r\n Once the demolition works were completed new full height dividing walls were constructed to break the three units into five smaller units. This included fire-proofing works, new entrances, adjustments to the mechanical and electrical installation as well as amendments to the sprinkler system.<\/p>\r\n All works took place while the remainder of the shopping centre continued with full operations. Material was removed at nighttime to reduce the impact on adjoining shop owners\/traders.
