Completion of residential units for NAMA including completion of siteworks and upgrade services to additional units to bring to current building regulations standard.
The works were divided into a number of phases. The first phase included the completion of 31 partially completed residential units which included a mixture of apartments, duplexes and townhouses. These works included the rectifying of fire-proofing works, completion of internal partitions, electrical and mechanical works and full fitout to Co-Operative Housing specifications.
The second phase included the upgrading of fireproofing works to the landlord areas and the remaining 30 privately owned units within the development. These works involved the relocation of existing tenants into alternative units and in certain cases, where this was not possible due to the medical needs of certain unit owners, working around these owners whilst they remained in-situ. The works to the common areas, which included fireproofing, upgrading of firescreens, upgrading of firealarm and emergency lighting, had to be conducted whilst maintaining access to the development at all times.
The third phase was the completion of the bond works which included repairs to foul and storm drainage and completion of a walkaway to the north of the building including access steps and significant landscaping works.
